10 most important tips before real estate valuation

The guidelines below describe the Polish reality according to the legal status and practice as of the date of publication. They do not replace an examination of a specific property or individual legal, tax, technical or industry advice.

  1. First, determine the purpose of the valuation. A different document may be required for a decision on the offer price, a loan, division of property, inheritance, security, accounting or court proceedings. The purpose affects the scope of data, date and required form of processing.
  2. Distinguish between a price analysis and an appraisal report. An intermediary's analysis may help determine a sales strategy, but an appraisal is an opinion on value prepared in a statutory form by an authorized property appraiser. Do not use these documents interchangeably.
  3. Prepare real estate title documents. The book number, basis for purchase, excerpt from the land register, plan, cooperative documents, lease agreements and information on encumbrances may be needed depending on the type of property and purpose.
  4. Set the date on which the value is determined. The value is related to a specific moment, legal, technical and market status. The old valuation does not have to correspond to today's conditions or the condition after renovation, division or change of lease.
  5. Don't base your result solely on advertisements. Offer prices do not show the final terms of the transaction. For Warsaw, analyze RCN transaction data, but select comparisons in terms of date, location, law, building, area and standard.
  6. Make the premises available for viewing. The projection and photos do not show the quality of finish, view, noise, light, layout, condition of installations or surroundings. If visual inspection is not possible, the limitation should be clearly described in the study.
  7. Document renovations, but don't assume reimbursement for every cost. Invoices, scope of work, dates and permits help assess condition, but the market does not always reimburse the full cost of a custom finish. What matters is the functionality and expectations of buyers in a given segment.
  8. Include charges and income. Lease, easement, share, mortgage, perpetual usufruct or restriction of use may change the assessment. For a profitable property, you need actual contracts, costs, vacancy rates and market conditions, not just the declared rent.
  9. Check the requirements of the recipient of the document. A bank, court, office, auditor or partners may require a specific form, timeliness and authorized person. The bank can order its own valuation or accept only an appraiser from the list.
  10. Treat value as a legitimate request, not a price promise. The transaction price also depends on exposure, negotiation, timing, financing and motivation of the parties. A good valuation shows the fundamentals, data, assumptions and limitations, and the sales strategy translates them into market decisions.
