Ursus real estate: local market and transaction services
Warsaw Ursus real estate: local guide to prices, demand, sales, purchases, rentals and valuations. Ursus real estate with the market context.
District overview
Ursus is located in western Warsaw and is a district that has significantly changed its character thanks to new housing estates and the revitalization of post-industrial areas. In relation to the center, it is further away than Wola or Ochota, but the railway and western routes give it practical importance.
Historically, Ursus was associated with industry, primarily mechanical plants, but the modern market is increasingly talking about new apartments, first purchases and a growing service base. This is one of the districts where changing development directly changes demand.
Geographically, Ursus is adjacent to Włochy, Bemowo and the western borders of the city. Skorosze, Czechowice and Niedźwiadek have different profiles, and railway stations, Aleje Jerozolimskie and exit routes are important for daily commuting.
An interesting feature of Ursus is that its historical identity remains strong, but it increasingly defines housing choices less. For many buyers, new estates, apartment layouts, price and rail access matter more than its former industrial reputation.
For buyers, Ursus may be good if the priority is budget, newer development and access by rail or car. For sellers, you need to show the specific advantage of the estate and its location, because the name of the district alone is not enough.
History of the district
Czechowice, Ursus factory and workers' June 1976
Today's Ursus was created from the former villages of Czechowice, Skorosze, Szamoty, Gołąbki and Niedźwiadek. He took the name from the brand and factory "Ursus", the Latin word for bear and the name of the hero of the novel "Quo Vadis", and not from one historical village. The Warsaw-Vienna Railway opened the area to industry, but the breakthrough was the relocation of the "Ursus Mechanical Plant" factory in the 1920s. Workers' housing estates, services and local identity grew around tractor production.
Czechowice adopted the name Ursus in the 1950s. On June 25, 1976, factory workers protested against price increases; repression and help for the injured became one of the impulses for the creation of the Workers' Defense Committee. The city of Ursus was incorporated into Warsaw in 1977. After the collapse and transformation of plants, huge industrial areas began to turn into new residential districts.
What can still be seen: factory halls and details in Szamoty, workers' housing estates in Czechowice, the railway structure of the district and Czerwca 1976 Square, and next to them the rapidly growing post-industrial buildings.

Ursus after the move: local culture and the new life of the factory areas
Cafes and restaurants are concentrated at the Ursus and Niedźwiadek stations, Czerwca 1976 Square, Wojciechowskiego Street and in the new quarters of Szamoty. In parts that are being built quickly, it is worth checking whether the premises on the ground floor are actually already operational.
Culture and memory
- Ursus Cultural Center and Arsus Cultural Center: performances, concerts, cinema, exhibitions and local activities.
- Kolorowa Cultural Center: family program, workshops and community events.
- Exhibition and history trail of the Ursus plant: places of industrial memory and the June 1976 protests in the district space.
Parks and everyday centers
- Ursus Ecopark: a new recreational area in Szamoty.
- Czechowicki Park: central greenery, playground and outdoor events.
- Plac Czerwca 1976 and the station surroundings: services, bakeries, cafes and restaurants in the older district center.
Schools and education
- Public primary school and district: a child living in the district has the right to a place in the assigned school after submitting an application. Choosing a school outside the district means recruiting for vacant places. Before signing the contract, check the perimeter for the full address and a safe walking route; do not base your decision solely on the description of the real estate offer.
- Kindergartens, secondary schools and private schools: they use separate recruitment rules and deadlines. Compare the current offer in the city's school database, transport, community center, additional classes and admission procedure for a given year.
Grocery shopping
- Skorosze Center: the main complex of everyday shopping in Skorosze, with a large grocery store and services.
- Shops in Czechowice and Niedźwiadek: shops, bakeries and supermarkets for Czechowice and Niedźwiadek; in Szamoty, confirm which planned premises are already operational.
Practically: In Szamoty, check not only the planned services, but also their actual opening, access to the school and access to the railway. Tracks and large construction sites can extend a straight route on the map.

Local market
In this district, the following are particularly important: new housing estates, practical prices and growing demand from people buying their first apartment. Offer prices must be compared with similar premises, not with the entire city.
This is especially important when selling, because the appropriate price argument depends on the building, street, standard and actual group of buyers.
Information for buyers
The buyer should check whether the property fits into the daily rhythm of life: access, services, greenery, family plan or lease. The main connections are railway, buses and access to western Warsaw.
The best property is not always the most attractive offer. It's the one that fits the customer's budget, usage and long-term plan.
Information for sellers
The seller should know which features of the property in the Ursus district are the strongest argument and which may reduce interest. This affects the price, description, photos and the order of negotiations.
We focus on clearly demonstrating the strongest local arguments and sorting out risks before they undermine sales.
Schools, transportation and amenities
Transport: railway, buses and access to western Warsaw. Amenities: local parks, retail and revitalized post-industrial areas. When choosing a property, it is worth checking the daily route, noise, parking and nearest services.
Schools and family infrastructure are important to many buyers, but in Warsaw it is best to evaluate them together with access, the quality of the housing estate and the real rhythm of the area.
Local market context
We evaluate the local market by property type, building condition, floor, exposure, demand, price context and buyer or seller goal.
If you're selling, the best first step is usually a quote. If you're buying, it's a good idea to start by matching the neighborhood and price context before your calendar fills with random inspections.

The price of a specific premises is influenced by, among others: street, building, floor, condition, exposure, layout, title to the property and current competition. Source: RCIWN m.st. Warsaw; REST service documentation. Data downloaded on July 10, 2026.
